I know that most lenders will get the best rate possible and close as soon as possible on each loan they get (As do we!). Under this space they will usually talk about their commitment to excellence and how all their clients love them. However nowadays that is simply not enough. Clients expect more, and quite frankly – you deserve more.
When you want to purchase a home, especially in these days the goal of most of them is to get a discount / price reduction of the sales price of the home. The thinking is that this will help them save money on a monthly basis but hopefully help them pay of the home sooner. Nowadays with the gluttony of bad loans underwritten to unsuspecting and underinformed borrowers there is a need to modify loans. However not all loan modifications are done right. 54% of all loan modifications done in the past year are already in default. So who can you trust, especially when there are loan modification outfits popping out on every corner?
Well most companies will sit you down and draft out a hardship letter. While this may be useful I got to tell you: It’s not enough. I will tell you within a day if you qualify for a loan modification, or if you need to short sell your home. Either way, you should know the truth – no matter what.

First time homebuyers are taking advantage of the drop in pricing of homes. That is why they should expect to take advantage of all of the programs available to them. First time buyers (a FTHB is someone who has not owned a home in 3 years) can have up to 3% in assistance for down payment and/or closing costs. Another great program for is the CALSTRS program which is through the State Teachers Retirement Fund. It is an 80/17 where the 2nd Trust Deed does not require any payments for 5 years. Once the 5 years pass it is fixed for the rest of the term.
